038 <br /> 4 <br /> No, they are not allowed in these districts . They <br /> could, however , be permitted as existing uses ( initially <br /> zoned EC-5 ) or as a home occupation . In order for an auto <br /> body shop to be considered a home occupation in an AR or R-1 <br /> zoning district, the business would have to, meet the <br /> following guidelines : <br /> For lots less than 200,000 square feet ( about 4 . 5 acres ) <br /> 1 ) Maximum of 1 ,000 square feet of floor area can be <br /> used for the home occupation . This can either be <br /> in the home/garage or in an accessory structure ; <br /> _ delivery of <br /> 2 ) The on site sale and dei y goods which a re <br /> not produced on the premises is prohibited, except <br /> where the sale is incidental to the provision of a <br /> service ; <br /> 3) No more than 2 people not residing in the home may <br /> work in the home occupation ; <br /> 4) No outside storage of goods or material is <br /> permitted . <br /> For lots greater than 200,000 square feet the maximum <br /> floor area increases to 2,000 square feet and outside storage <br /> is permitted if it is screened from view . <br /> 15 . HOW WILL ZONING AFFECT THE SUBDIVISION PROCESS ? <br /> Zoning would establish different lot size requirements <br /> and setbacks based on the zoning district . A significant <br /> change zoning would contribute to the subdivision process <br /> would be a change in road frontage requirements . Currently, <br /> a frontage of only 20 ' is required in Cedar Grove Township. <br /> That would increase to 130 ' in the R1 district and, 150 ' in <br /> the AR district. Subdivision regulations are separate from <br /> the Zoning Ordinance and in effect county wide. <br /> 16 . WHAT IS A SPECIAL USE PERMIT? <br /> A Special Use Permit is a permit required for a use <br /> which, because of its nature and effects on surrounding <br /> properties requires special care in the control of location <br /> and methods of operation . Permit procedure requires <br /> extensive site plan review and places additional restrictions <br /> or regulations on operations and/or site design . <br /> There are two types of Special Use Permits . Class "A" <br /> Permits, which include, but are not limited to, airports; <br /> Junkyards, adult uses, and rock quarries and require approval <br /> by the Board of County Commissioners.
