037 <br /> 3 <br /> requires that a dwelling be at least 40 feet from the front <br /> property line and at least 20 feet from the side and rear <br /> property lines. A dwelling closer to the front, side or rear <br /> lines than the specified distances would constitute a non- <br /> conforming situation . <br /> 10 . WHAT HAPPENS TO NON-CONFORMING SITUATIONS ? <br /> A non-conforming situation can continue indefinitely <br /> unless one of the following occurs : <br /> 1 ) The non-conforming use ceases for more than 180 <br /> days during any two year period ; or <br /> 2 ) 60% or more of the floor area of a non-conforming <br /> commercial or industrial building is destroyed (75% <br /> for non-conforming residential buildings ) . <br /> If either of the above occurs, the use or building cannot be <br /> re-established unless it conforms to the regulations govern- <br /> ing that district. <br /> 11 . WHAT IS A HOME OCCUPATION? <br /> A home occupation is one that takes place on a piece of <br /> property whose primary use is as a place of residence. <br /> Business types are not explicitly stated in the zoning <br /> ordinance ; however, they are generally assumed to be craft <br /> and service oriented businesses, such as cabinetmaking, small <br /> engine repair, or bookkeeping, that take place in the home. <br /> 12 . HOW DOES ZONING AFFECT HOME OCCUPATIONS ? <br /> Zoning affects home occupations by placing restrictions <br /> on how much floor space can be used for the occupation , <br /> whether or not an accessory building can be used, the amount <br /> of noise, glares and vibration permitted, and the number of <br /> employees who do not live in the home . <br /> 13 . WHAT USES NOW PERMITTED WILL NOT BE PERMITTED BY ZONING? <br /> That depends on the district. New commercial and <br /> industrial uses are, for the most part, prohibited outside <br /> activity nodes . Commercial uses permitted under LC-1 and <br /> NC-2 zoning are generally for small -scale retail service <br /> establishments designed to meet the needs of local residents . <br /> 14 . ARE AUTO BODY SHOPS ALLOWED IN LC-1 OR NC-2 DISTRICTS? <br />
