4 , <br /> 20 <br /> recommendations for strengthening the ordinance <br /> provisions. The recommendations included the following: <br /> 1. In all residential zoning districts except RB, AR and <br /> R-1, add a provision limiting traffic generation by a <br /> home occupation and requiring off-street parking other <br /> than in a required yard area. <br /> 2. In RB, AR and R-1 zoning districts where the minimum <br /> lot size is 200, 000 sq. ft. or less, add the following: <br /> a. Limitations on the size of a detached accessory <br /> structure in which a home occupation is conducted to <br /> 1, 000 sq. ft. <br /> b. A requirement that the accessory structure as well <br /> as off-street parking be screened by means of an <br /> evergreen hedge or a combination of a stockade fence <br /> and deciduous plant materials. <br /> c. Limitations on the effects of odor and electrical <br /> interference on adjoining properties. <br /> d. A requirement that outside storage of materials must <br /> be screened and the storage area limited to 500 sq. <br /> ft. <br /> e. Limitations on traffic and off-street parking as <br /> described in #1 above. <br /> 3. In RB, AR and R-1 zoning districts where the minimum <br /> lot size is over 200, 000 sq. ft. , add the following: <br /> a. A requirement concerning screening as described in <br /> #2-b above. <br /> b. Limitations on the effects of odor or electrical <br /> interference on adjoining properties. <br /> One of the major additions was an effort to be more <br /> specific in the requirements for application materials. <br /> In addition to the present application, there must be a <br /> full description of the nature and extent of the home <br /> occupation. <br /> A provision is also being added that allows the Planning <br /> Staff to add conditions to the approval after the review <br /> of the application materials much like conditions which <br /> can be recommended by the Planning Board and approved by <br /> the Commissioners. Those conditions must address specific <br /> deficiencies in the application or address some specific <br /> impact which may result from the operation of the home <br /> occupation such as hours of operation, number of vehicles <br /> which can be parked on the premises, etc. <br />
