022 <br /> policies to facilitate the process of determining the <br /> location of new growth in Cedar Grove Township: <br /> o The majority of the Township is to be maintained as <br /> rural and agricultural since the predominant land <br /> use activities will remain related to the land . <br /> o Rural non-farm commercial development will be <br /> allocated to designated activity nodes chosen so as <br /> to avoid negative environmental or economic impacts <br /> on agriculture. <br /> o Industrial and high intensity commercial and non- <br /> farm residential development will be directed away <br /> from areas that, if developed at those intensities, <br /> would create negative impacts in the Upper Eno, <br /> Back Creek, Little River, or Flat River water <br /> supply watersheds . <br /> Information about land in the Township is "filtered" <br /> through a set of locational criteria, including the alloca- <br /> tion guidelines, to determine whether a specific land use is <br /> appropriate for a particular area. The resulting analysis <br /> creates the basis for the classification of land in Cedar <br /> Grove Township. <br /> Distribyfion of J.jsnd Us9 Plan Dategories and Activity Nodes <br /> Land in Cedar Grove Township falls into five land use <br /> classifications. The distribution is based on expressed <br /> policies outlined in the Orange County and Cedar Grove <br /> Township Plans, the allocation guidelines and locational <br /> criteria, and the effect of projected growth on the Township. <br /> RESOURCE PROTECTION AREAS : Land classified as such consists <br /> primarily of slopes greater than 15% and flood lains . This <br /> land is considered unsuitable for most development activity. <br /> AGRICULTURAL AREAS : This is the predominant classification <br /> in the Township . It refers to land currently assessed for <br /> farm use under County provisions for use value taxation and <br /> ac ive farm and forestry lands that are not a part of the use <br /> value taxation program. The pattern of agricultural land is <br /> extensive and uniform throughout the Township . <br /> AGRICULTURAL RESIDENTIAL: While limited low density <br /> residential development occurs in land categorized as <br /> --RFTuuTfural residential , the prevailing Ian uses are <br /> agricultural in nature. The entire Township is classified as <br /> agricultural residential due to the existing agricultural /- <br /> residential distribution and the low rate of residential <br /> growth projected during the planning period. <br /> WATER SUPPLY WATERSHED: With the exception of the South Hyco <br /> Creek drainage basin which lies in the north, central portion <br /> of the township and accounts for 12% of the total township <br /> acreage, the remainder of Cedar Grove Township is designated <br /> water supply watershed . Portions of four watersheds account <br /> for this designation . These include Back Creek, the Upper <br /> 3 .6-10 <br />
