013 <br /> TOWNSHIP PROFILE: SUMMARY AND ANALYSIS <br /> Cedar Grove Township, in northwestern Orange County, is <br /> the largest of the County ' s seven townships . Its 51 ,700 acres <br /> make up 20% of the County ' s total area. <br /> The character of Cedar Grove Township is predominantly <br /> rural and agricultural with a limited amount of low density <br /> commercial and residential development. Of the seven <br /> townships in Orange County, Cedar Grove Township is the <br /> farthest removed from urban growth pressures. The Township <br /> should retain its rural character during the plan period, <br /> even as other townships experience significant non-farm <br /> development. <br /> Socio-economic Feat_ures. <br /> The 1980 U .S . Census figure for Cedar Grove Township was <br /> 3, 166 residents, which accounted for 4% of the County ' s total <br /> population . The average annual growth rate for the decade <br /> 1970-1980 was a stagnant 0 .06%, and the 1980 population was <br /> lower than it had been in 1960. In part, this was a <br /> reflection of the Township ' s distance from major area <br /> employment centers and isolation from urban development <br /> pressures . <br /> Since 1980, the stagnation of the Township ' s population <br /> has ended, with the population reaching 3,883 residents in <br /> 1987 . While the growth rate during this time of 2 .96% <br /> annually represents a drastic increase of that prior to 1980, <br /> it is still less than the county rate of 3 .69% . <br /> The primary economic activity in Cedar Grove Township is <br /> agriculture. The Township is one of the most important <br /> agricultural areas of Orange County and has more acreage in <br /> use value taxation than any other township in the county . <br /> Land Use DJ stribut ion arid I nfrastrLgturQ <br /> Cedar Grove Township is agriculturally based and <br /> contains a limited amount of commercial and non-farm <br /> residential development. The major employment centers of <br /> Chapel HiII , Durham, and Burlington are well outside a <br /> convenient commuting distance from the Township. Completion <br /> of 1-40 from Chapel Hill to Hillsborough is unlikely to cause <br /> any significant change in the commuting pattern . <br /> There is currently no public water or sewer in Cedar <br /> Grove Township and no plans exist to extend such services <br /> into the Township. As a consequence, the Township is likely <br /> to retain its rural character and experience only minimal <br /> development pressure over the course of the plan period. <br /> Household Sizg and Housing Stock <br /> The housing stock of Cedar Grove Township in 1980 <br /> consisted of 1176 units.
