A homeowners <br /> association has been established, each lot <br /> contains at least 43,560 square feet (one <br /> acre) , and a sewer easement has been provided <br /> for lot #8. <br /> The Planning Staff recommends approval of the <br /> final plat, subject to the following <br /> conditions : <br /> 1 . Submission of a deed from the developer <br /> to the County for the 8 .55 acre tract <br /> designated as "Dedicated Open Space (For <br /> Public Use ) ", acceptance of the tract by <br /> the Board of County Commissioners, and <br /> recording of the deed contemporaneously <br /> with the recording of the final plat. <br /> 2. Designation of lot numbers for the <br /> "Common Area" and "Dedicated Open Space". <br /> MOTION : Kramer moved approval . Seconded by Yuhasz . <br /> Jacobs asked if the applicant had contacted <br /> the Triangle Land Conservancy about donation <br /> of the common area.
