067 3 <br /> RECOMMENDATION <br /> The evaluation of the proposed road in this subdivision <br /> indicates that a private road is appropriate. <br /> Private roads are appropriate for subdivisions with <br /> large lots such as this one . The road proposed will serve <br /> this property and will not be part of an existing or proposed <br /> street system. <br /> The subdivision satisfies four of the six conditions for <br /> the designation of a private road. The subdivision does not <br /> meet condition d, extension of an existing subdivision, and <br /> almost fails to meet the requirements for acceptance by <br /> NCDOT. <br /> The Planning Staff recommends that Sykes Glen Trail be <br /> permitted private road status in order to be consistent with <br /> the Orange County standards for watershed protection . <br />
