The tract is zoned Agricultural -Residential <br /> and Protected Watershed II (Cane Creek) . The 42.3 acre <br /> portion of the tract on the west side of SR 1117 is being <br /> subdivided into nine lots which average 4 .5 acres in size. <br /> The applicant has indicated on the preliminary plan that the <br /> lots will be served by a Class B private road . <br /> All agencies have reviewed the preliminary plan of Sykes <br /> Glen. NCDOT has requested realignment of the entrance and <br /> clearing to improve the sight distance at Oak Grove Church <br /> Road . <br /> The Planning Board met on September 21 , 1987 to make its <br /> recommendation on this proposal . <br /> The Planning Board recommends approval of Sykes Glen with a <br /> Class B private road and with the following conditions : <br />
