DRAFT <br /> 6 <br /> maintenance of the open space. Yuhasz asked <br /> 053- if there was authority in the Subdivision <br /> Regulations to require road names . Crudup <br /> responded that it is not on the checklist but <br /> that it is a request of the Board of <br /> Commissioners . Jacobs noted that a condition <br /> did not have to be a requirement of the <br /> regulations . <br /> MOTION : Best moved approval with the five conditions <br /> as recommended by Planning Staff . Seconded by <br /> Kramer . <br /> Yuhasz noted that with the clustering the <br /> density is lower than that which is allowed <br /> and he felt a private road was adequate. <br /> Jacobs asked if Crossroads Church Cemetery <br /> Road could be aligned so that Ram ' s Way would <br /> be a reasonable extension . Alois Callemyn, <br /> Surveyor, stated that it would be extremely <br /> difficult to align the roads due to the <br /> existing right-of-way which should be main- <br /> tained for cemetery access. <br /> Rebecca McDiarmid, owner , stated that she felt <br /> the area would be safer with a private road . <br /> She indicated it is a very short road and the <br /> area in front of the subdivision is all <br /> wooded . <br /> Eddleman asked Ms. McDiarmid if she would <br /> consider a lower density in order to have a <br /> private road . Ms . McDiarmid indicated she <br /> felt this question was taken care of by <br /> clustering. <br /> VOTE: 6 in favor . <br /> 5 opposed (Lewis, Swann , Jacobs, Margison, <br /> Yuhasz - all felt that a private road would be <br /> adequate for this subdivision ) . <br /> 4 . Sykes Glen Subdivision <br /> (9 Lots - Bingham Township) <br /> Presentation by Emily Crudup. <br /> This 120.332 acre tract is located in <br /> western Bingham Township on both sides of <br /> Oak Grove Church Road (SR 1117 ) north of <br /> the fork where Vernon Road ( SR 1118 ) <br /> joins Oak Grove Church Road. The tract <br /> is zoned Agricultural -Residential and <br /> Protected Watershed II (Cane Creek ) . The <br /> 42 .3 acre portion of the tract on the <br /> west side of SR 1117 is being subdivided <br /> into nine lots which average 4 . 5 acres in <br />
