trail and exercise stations will include approximately 15,000 square feet. <br /> A basketball court will be installed in the common area in the west <br /> 041. section of the common area. The basketball court will include <br /> approximately 2,500 square feet. <br /> A horseshoe pit will be installed in the common area adjacent to SR <br /> 1131. <br /> All lots will have direct access to the developed recreational areas. <br /> Developed recreational areas will be maintained collectively by lot <br /> owners as detailed in the subdivision covenants. <br /> RELATIONSHIP OF THE PLAN TO THE <br /> PHYSICAL ENVIORNMENT <br /> The 15 acres on which the proposed cluster subdivision is sought could have <br /> been developed for as many as 13 lots. Instead 7 lots are proposed. The <br /> cluster development plan has been designed to minimize impact to the <br /> natural enviornment and to develop a small community that will be <br /> attractive and will encourage resident's feeling of community and pride in <br /> the attractiveness of surroundings. The natural enviornment will be <br /> disturbed as little as possible. All residents will have access to shared <br /> greenways. Developed recreational areas will enhance the value of the <br /> subdivision for pleasant and healthful outdoor activities that are <br /> compatible with the natural enviornment. <br />
