273 (d) No more than twenty five percent (25%) of a residential structure <br /> may be used for commercial or business purposes. The residential <br /> - structure and lot shall be maintained in a residential character <br /> and no accessory buildings may be used for commercial use. <br /> Once property is proposed to be developed to greater than twenty <br /> five percent (25%) commercial use, all existing residential <br /> structures shall be removed from the site. <br /> 5. DEVELOPMENT STANDARDS <br /> (a) Building height - Three stories not to exceed thirty-five (35) <br /> feet except as authorized by obtaining a Use Permit from the <br /> Durham County Board of Adjustment and as required under (c) Yards <br /> below. <br /> (b) Lot coverage - Buildings, parking and other impervious surface on <br /> any lot shall not cover more than seventy-five (75) percent of the <br /> area of such lot. <br /> (c) Yards <br /> 1 ) Setback shall be a minimum of fifty (50) feet from any street <br /> right-of-way. <br /> 2) Setback shall be a minimum of twenty-five (25) feet from any <br /> abutting properties. <br /> 3) No building shall be built at a distance from any abutting <br /> property line less than the height of the building. <br /> (d) Parking <br /> 1) All retail and commercial uses not specifically listed herein <br /> shall be provided 4 spaces per 1000 square feet of floor area. <br /> 2) Restaurants shall= be provided 15 spaces plus one additional <br /> space per 50 square feet of floor area. <br /> 3) Offices, banks, clinics, medical and dental laboratories <br /> shall be provided with 3 spaces per 1000 square feet of <br /> leasable area. <br /> 4) In addition to 1) and 2) above, laundry, and restaurants with <br /> drive up windows shall provide at least 3 additional stacking <br /> spaces per drive up window. Drive in bank service, 4 stacking <br /> spaces per teller, Planning Department may require more at <br /> critical locations. <br /> 5) Hotels and Motels; one space per room,. plus employee parking. <br /> 6) Recreation establishments; <br /> a. theatre; 1 space for each 4 seats <br /> b. bowling; 3 spaces per lane <br /> c. health spa; 1 space per 50 sq. ft. of floor area <br /> d. swimming; 1 space per 140 sq. ft. of pool area <br /> 34-B <br />
