The applicants, Charles Miller and Merle <br /> Dancy, are requesting a rezoning on a portion of lot I of <br /> Tax Map 2 Chapel Hill Township. The property that would <br /> be rezoned contains 41 ,480 square feet or 0 .95 acres. The <br /> current zoning on the property is Rural Residential (R-1 ) . <br /> The proposed zoning is Existing Commercial (EC-5) . The <br /> property is the present site of the Autowerks auto repair <br /> garage. <br /> The area is designated as Rural Residential in the Land Use <br /> Plan . The applicants maintain that the existing use was in <br /> operation in 1981 when Hillsborough Township was zoned and <br /> that an error was made at that time. The property was zoned <br /> R-1 and should have been designated Existing Commercial <br /> (EC-5 ) . <br /> The Planning Staff recommends denial of the proposed rezon- <br /> ing for the following reasons : <br /> 1 .
