or any renewal or extension thereof, or within a reasonable time <br /> thereafter The Lessee shall have no duty to remove any <br /> �,7 3 improvement or fixture placed by it on the premises or to <br /> restore any portion of the premise altered by it. In the event <br /> Lessee elects to remove his improvements or fixtures and such , <br /> removal causes damage or injury to the demised premises, Lessee <br /> will repair only to the extent of any such damage or injury. <br /> 7. Responsibilities of the County <br /> In addition to the other covenants and conditions of this lease <br /> to be observed by the County, it shall have the following <br /> responsibilities with respect to the Leased Premises: <br /> a. The County shall maintain the leased premises in good <br /> repair. <br /> b. The County shall be responsible for the proper security and <br /> safekeeping of the Leased Premises. <br /> 8. Responsibilities of the Town <br /> The Town shall have the following responsibilities with respect <br /> to the Leased Premises: <br /> a. The Town shall provide all utilities except telephone <br /> b. The Town shall provide janitorial services <br /> c. The Town shall have the right to regularly inspect the <br /> premises and approve alterations and renovations, but shall <br /> not enter the leased premises nor allow any agent of his to <br /> enter the leased premises after Lessee's business hours, <br /> except in emergency, without permission from the Lessee. <br /> 9. Personal Injury or Property Damage <br /> The County shall indemnify and hold harmless the Town against <br /> any claim, cost, expense, liability, action or judgement arising <br /> out of or related to any personal injury, death or property <br /> damage with respect to the Leased Premises to the extent allowed <br /> by law and insurances maintained by the County. <br /> Lessor shall be liable to Lessee for any loss or damages <br /> suffered by Lessee which are a direct result of the failure of <br /> Lessor to perform an act required by this lease, and provided <br /> that Lessor could reasonably have complied with said <br /> requirement. <br /> 10. Insurance <br /> The Town shall provide all risks of Physical of Physical Loss or <br /> Damage insurance coverage to the Leased Premises. Contents of <br /> the leased Premises will be insured by the State of North <br /> Carolina. <br /> If the said premises be destroyed by fire or other casualty, <br /> without fault of the Lessee, this lease shall immediately <br />
