Courtesy review responses have been <br /> received from the service agencies which indicate an ability <br /> to adequately serve the site. <br /> TOPOGRAPHY <br /> The topographical characteristics of the property present <br /> significant development constraints. Approximately one-third <br /> of the land area extending along the eastern property line <br /> has slopes exceeding 15% . The presence of excessive slopes <br /> indicates that a "cluster subdivision" approach is preferable <br /> in development of the site, utilizing the western portion <br /> for building lots and combining the steep slope area to the <br /> east with the existing Wildwood recreation area as open <br /> space. <br />
