The 92 <br /> additional units plus 177 existing or proposed lots would <br /> represent a total build-out of 269 units or 19 more than <br /> included in the calculation of excess capacity of the <br /> Wildwood pump station . The 19 additional units (210 GPD/unit) <br /> would use 3, 990 GPD of the excess pump station capacity, <br /> leaving 10,735 GPD for future development in the area. <br /> An obvious implication of retaining the existing zoning <br /> designation ( R-2) or a lesser designation ( R-3) is the excess <br /> capacity in the pump station would be increased. As an <br /> example, development at R-2 densities would result in a <br /> project build-out of 226 units or 24 units less than the <br /> 250-unit projection used in calculating excess capacity. At <br /> such a density, an additional capacity of 5, 040 GPD would <br /> result, increasing the projected station capacity from 14 ,725 <br /> GPO to 19 ,765 GPD. At an R-3 density, the projected station <br /> capacity would increase from 14,725 GPO to 16, 405 GPD, based <br /> on a total build-out of 242 units . <br /> ROADS/TRAFFIC <br /> The site would be served by access to NC 86, an arterial , via <br /> John Breckenridge Road, Walter Clark Drive and the proposed <br /> Oakdale Drive Extension ( upon construction) . The 1984 traffic <br /> count for NC 86 at its intersection with SR 1710 ( Old 110) is <br /> 7000 trips per day. <br /> John Breckenridge Road and Walter Clark Drive currently serve <br /> as sub-collector roads. The addition of ninety-two (92) <br /> dwelling units utilizing both these roads for access to N. C. <br /> Highway 86 would not adversely impact the service level of <br /> either of these roads. <br /> On the following pages, traffic projections have been shown <br /> for Sections 1- III of Wildwood Subdivision, utilizing <br /> existing zoning designations and existing or projected <br /> dwelling unit counts. Projections have also been shown for <br /> the proposed Section IV under three different zoning <br /> scenarios R-2 ( existing), R-3 and R-4 ( proposed) .
