125 2 <br /> e ) the subdivision roads, even if constructed to <br /> State Standards, would not be accepted by the <br /> State for maintenance due to density or some <br /> other State requirements that the subdivision <br /> cannot meet. <br /> EVALUATION <br /> In applying these conditions to Turtledove Subdivision , <br /> the Planning Department notes the following : <br /> 1 . The proposed subdivision is located off the Old <br /> Greensboro Highway (SR 1005 ) in Chapel Hill <br /> Township. Surrounding property receives access <br /> from the Old Greensboro Highway. The proposed <br /> private road is designed to restrict access to only <br /> those lots in the subdivision . It is designed to <br /> allow full public safety access and no future <br /> extension Is proposed . <br /> 2. a) The subdivision consists of five (5 ) lots . <br /> b ) The subdivision does preserve a natural area. <br /> The proposed road does minimize crossing <br /> drainage ways. <br /> c) The subdivision does abut an arterial as <br /> designated in the Orange County Land Use Plan . <br /> It is in the Rural Buffer area in the Univer- <br /> sity Lake Watershed. <br /> d) The subdivision does not join or extend an <br /> existing subdivision where the streets are <br /> private or unpaved. The subdivision does not <br /> connect with or extend an existing private or <br /> unpaved street. <br /> e ) The subdivision road if constructed to State <br /> standards would probably not be accepted by <br /> the State for maintenance due to the density <br /> based on the length of the road. <br /> RECOMMENDATIONS <br /> The evaluation of the proposed private road (Turtledove <br /> Lane ) in the Turtledove Subdivision indicates that a private <br /> road is appropriate. The road would be similar to other <br /> existing subdivision roads of this nature. The road as <br /> designed only allows access to four lots since lot f1 has an <br /> existing driveway on the Old Greensboro Highway. <br />
