b. J . D. Terry - Preliminary <br /> (Little River Township ) 117 <br /> Presentation by Eddie Kirk . <br /> This agenda item is for the consideration of the <br /> Preliminary Plan for J . D. Terry Subdivision . <br /> The property is located in Little River Township on <br /> Green Riley Road ( SR 1579 ) . It is a 4. 02 acre tract. <br /> The developer is proposing to create one ( 1 ) <br /> additional lot by dividing the tract. One lot would <br /> be 2.04 acres and the other lot would be 1 . 99 acres. <br /> Both lots would have State road frontage . <br /> All applicable agencies have reviewed and commented on <br /> the application. <br /> The Planning Staff does not recommend that a common <br /> drive be required of this subdivision. This is <br /> consistent with the proposed Ordinance amendment that <br /> common drives be required on arterial and collector <br /> roads. Green Riley Road is neither an arterial nor a <br /> collector. <br /> The Planning Staff recommends approval . <br /> MOTION: Best moved approval . Seconded by Kramer. <br /> VOTE : 7 in favor. <br /> 1 abstained (Yuhasz - due to personal conflict of <br /> interest) . <br /> c. Turtledove - Preliminary <br /> (Chapel Hill Township ) <br /> Presentation by Eddie Kirk. <br /> This agenda item is for consideration of the <br /> Preliminary Plan for Turtledove Subdivision . <br /> The property Is located in Chapel Hill Township on Old <br /> Greensboro Highway ( SR 1005 ) . It is a 13.85 acre <br /> tract with 5 lots proposed. The average lot size is <br /> 2.31 acres excluding the right-of-way. The developer <br /> is proposing a private Class B road (Turtledove <br /> Lane) . The property is zoned Rural Buffer and <br /> designated PW- II in the Land Use Plan. <br /> All applicable agencies have reviewed and commented on <br /> the application. <br /> Carrboro's comments are based on an earlier <br /> submission; i .e. , a cluster subdivision of six (6) <br /> lots. The Planning Department found the proposal <br /> unsuitable and recommended a reduction in the number <br /> of lots. The developer deleted one ( 1 ) lot and <br /> submitted a conventional subdivision for approval . <br /> Even though the subdivision is not being considered as <br />
