100 2 <br /> e ) the subdivision roads, even if constructed to <br /> State Standards, would not be accepted by the <br /> State for maintenance due to density or some <br /> other State requirements that the subdivision <br /> cannot meet. <br /> EVALUATION <br /> In applying these conditions to Sycamore Hill Sub- <br /> division, the Planning Department notes the following : <br /> 1 . The proposed subdivision is located off Orange <br /> Grove Road ( SR 1006 ) in Bingham Township. <br /> Surrounding property receives access from Orange <br /> Grove Road. The road is designed to restrict any <br /> future extension . The proposed private road is <br /> designed to allow full public safety access . <br /> 2. a) The subdivision consists of six (6 ) lots. <br /> b ) The subdivision does not preserve a natural <br /> area. <br /> c) The subdivision does abut Orange Grove Road <br /> ( SR 1006 ) which is designated as a collector <br /> in the Orange County Land Use Plan . It is in <br /> the northwest corner of the Rural Buffer area <br /> around Chapel Hill . <br /> d ) The subdivision does not join or extend an <br /> existing subdivision where the street is <br /> private or unpaved. It also does not connect <br /> with an existing private or unpaved street. <br /> It is compatible and in harmony with the <br /> surrounding community area. <br /> e) The subdivision road if constructed to State <br /> standards would probably be accepted by the <br /> State for maintenance . <br /> RECOMMENDATIONS <br /> The evaluation of the proposed private road (Thistle <br /> Trail) in the Sycamore Hill Subdivision indicates that a <br /> private road is appropriate. The road would be similar to <br /> other existing subdivision roads in the area. The road as <br /> designed allows easy access to Orange Grove Road. <br /> The subdivision satisfies one of the five conditions in <br /> item 2 : ( 1 ) the subdivision consists of less than ten ( 10) <br /> lots. <br />
