The developer is proposing to create six <br /> (6) lots from a 15.28 acre tract. The average lot size is <br /> 2.55 acres. The developer is proposing a private Class B <br /> road (Thistle Trail ) to serve the development. The property <br /> is zoned Rural Buffer (R-B) and designated Rural Buffer in <br /> the Orange County Land Use Plan. <br /> All applicable agencies have reviewed and commented on the <br /> application . The County Attorney has questioned the <br /> following : <br /> 1 . Will NCDOT accept the road for maintenance if <br /> constructed to State standards? <br /> Based on the NCDOT standard of two (2 ) houses per <br /> 1/10th of a mile (528 feet) , the existence of three (3) <br /> houses on Thistle Trail (780 feet) would be sufficient <br /> to meet NCDOT standards. However, NCDOT would not <br /> accept Thistle Trail for maintenance until at least <br /> four (4) houses were developed on the road. Six (6 ) <br /> lots are proposed. <br />
