050 <br /> dice inventory <br /> The Meadowlands site is unique because it affords selected views into the property as well <br /> as outward to surrounding areas. There is approximately ninety feet of fall from the eastern to <br /> the western end of the property. From US 70A, a commanding view of the site's central lake is <br /> backdropped by the higher elevations and existing vegetation of the site. The entrance to the <br /> existing house and outbuildings is located upgrade to the west of this view of the lake. Three <br /> residential properties separate the site's frontage from US 70A at the northeast section. <br /> The west part of the site is bordered with trees, and a creek that stems from the central lake <br /> divides the site from NC 86. <br /> Views from the site out to 1-85 are,best.at the southwest corner of the property. From the <br /> southeast, views into the site are restricted because the Interstate is approximately 20 feet <br /> lower than the existing trees. <br /> The eastern part of the site is lower and tree-lined. Adjoining development is within view at <br /> limes. Views of the lake are directed by an existing swale and filtered by more existing trees. <br /> This lower elevation area has a sense of privacy, as does the northeastern part of the site <br /> which is surrounded by wooded buffers. <br /> The site is partially open and partially wooded, which is typical of previously farmed property <br /> in the area. Heavy tree vegetation is commonly found along prominent swales and creeks, <br /> while the higher, flatter areas are clear because of earlier farming.The site is currently used <br /> as pasture. <br /> The majority of vegetation found in the swale and floodplain are hardwoods such as oak and <br /> elm. Intermixed in these wooded areas are a great deal of dogwood, redbud and other <br /> smaller ornamental trees and shrubs. As natural drainage and a certain amount of screening <br /> are desirable, this vegetation should be retained wherever possible. <br /> The site's central five acre lake is surrounded by a variety of evergreen trees and hardwoods. <br /> The lake-front areas have a slightly different atmosphere from the rest of the property. <br /> Selective clearing and thinning of this area will create a quite pleasant area for development. <br /> The Meadowlands property, because of its good mixture of open grassland, wooded areas, <br /> and the existing lake as a central focal point, is an ideal site for the development of a <br /> campus-style industrial/office park. <br /> jV adowlands <br /> 10 <br />
