039 <br /> RECOMMENDATIONS - SITE UTILIZATION <br /> The 105.0 acre site presents definite limitations <br /> and possibilities insofar as site development is concerned. <br /> These features are summarized below and presented on the Site <br /> Analysis map. <br /> 1. Areas with slopes of greater than 10% should <br /> be avoided for building construction. These areas will <br /> create additional expense in terms of site preparation <br /> and grading. Slopes of 5% or less are used as in general <br /> rule of thumb in the identification of suitable <br /> industrial sites . <br /> 2. Areas which serve as natural drainageways or <br /> swages should be kept free of development to allow water <br /> to follow it ' s existing path. These areas also happen to <br /> be characterized by steeper slopes and should be avoided <br /> for reasons given in #1 . <br /> 3. Existing farm outbuildings should be removed to <br /> make way for development of the site. The existing <br /> homestead should be given consideration for retention as <br /> an office facility and to retain some of the character of <br /> the original farm use. <br /> 4. Existing vegetation should be retained as much <br /> as possible and supplemented with additional landscaping <br /> to meet MTC requirements, screen the park from adjacent <br /> residential uses and provide for a park-like atmosphere. <br /> 5. The pond should be utilized as a focal point for <br /> the development with buildings oriented around it. Any <br /> construction near the pond should be undertaken in such a <br /> manner to protect it. The pond also serves a useful <br /> stormwater detention purpose by collecting and releasing <br /> runoff at lower rates. <br /> 6. Access to the site should be limited to U.S.70-A <br /> since slopes to I-85 limit access to any future marginal <br /> access road. Construction costs would also be limited. <br /> Traffic generated by the facility may require the <br /> installation of a traffic light at the U.S.70-A/N.C.$6 <br /> intersection. <br /> 7. The most usable portions of the site should be <br /> developed first. These include the area surrounding the <br /> farm home and extending in a north-south direction toward <br /> 1-85, and the area located in the southeast portion of <br /> the tract. <br /> Another small area adjacent to homes fronting on U.S.70-A <br /> can also be developed, but given the presence of the <br /> home, it should be used for a lower-intensity use such as <br /> DACE F <br />
