O36 <br /> Vegetation Existing vegetation is somehat limited <br /> (See Exhibit C and in that the tract was used for many <br /> Site Analysis) years for farming . Vegetation is <br /> concentrated along the western property <br /> line, along a drainage swale extending <br /> from the eastern property line, and in a <br /> large grouping located in the <br /> south-central portion of the site. <br /> The limited tree cover is an advantage <br /> in terms of site grading and develop- <br /> ment, however , additional plantings <br /> will be needed to supplement that <br /> vegetation already existing. <br /> Drainage Drainage patterns within the area <br /> are also shown on Exhibit C and on the <br /> Site Analysis. As indicated previously, <br /> the major drainage feature is a swale <br /> extending. from east to west through <br /> the site , interrupted only by an <br /> existing pond. To the-- -st-- f the <br /> pond a stream flows to the western <br /> property line, then turns northward to <br /> drain eventually into the Eno River . <br /> Approximately 60% of the site drains <br /> to the pond, and that feature acts <br /> like, a retention pond, collecting <br /> stozmwater runoff and releasing it <br /> gradually downstream. This <br /> characteris.tIe--mss--well -as-thevzsu _ _ - _.__._ _- <br /> aspects of the pond is worthy of <br /> retaining as site development occurs. <br /> Soils The soils on the site are <br /> (See Exhibit D) characterized by Georgeville, <br /> Herndon and Tatum associations. <br /> These soils are primarily silt loams <br /> and have slight to moderate <br /> limitations for development . Shown <br /> on Exhibit D are soils grouped according <br /> to suitability for urban purposes. . ____ V <br /> Only one area stands out as having <br /> limitations for development and this <br /> is due to excessive slopes . Table A <br /> presents a summary of the various <br /> limitations by suitability grouping. <br /> The one area of development <br /> limitation is a <br /> presents problems for small <br /> commercial buildings. <br /> Transportation As indicated before , the site <br /> (See Exhibit E) fronts on both 1-85 and U.S.70A. <br /> It is also near the I-85/N.C. 86 <br /> PAGE 3 <br />
