Attachment I <br /> Spring 1985 <br /> SECTION I ()3`) <br /> SITE ANALYSIS AND DEVELOPMENT RECOMMENDATIONS <br /> The property being considered for an industrial park <br /> is the Beard tract located northeast of the X-85/N.C. 86 <br /> interchange. The property has a frontage of approximately 3 ,000 <br /> feet on I-85 and a frontage of approximately 2,910 feet on U.S . <br /> 70-A. The current zoning of the property is R-1 Residential, but <br /> it is located in a Commercial-Industrial Transition Node as <br /> designated in the Orange County Land Use Plan. <br /> To the north of the site are scattered single-family <br /> and mobile homes. To the south is 1-85 , across which is located <br /> Chris' s . Truck Stop and the Orange Mobile Home Park. To the west <br /> are several single-family homes, the Esquire Health Club, an <br /> antique store and Hines Lumber Yard. East of the tract is the <br /> Colonial Hills Subdivision consisting of single-family and mobile <br /> homes. <br /> o e mentioned uses as well as the Beard tract <br /> are identified on-Exh-Iii-iTA, an existing land use map taken from <br /> the Central Orange Area Study. That study, adopted by the Board <br /> of County Commissioners on November 7 , 1983 , contains an <br /> amendment to the Land Use Plan which involves a much larger area. <br /> However, because of the location of the Beard site in this area , <br /> maps from that study have been used where possible to identify <br /> site characteristics and surrounding property features. <br /> This section presents an analysis of factors which will <br /> influence development of the site, then concludes with <br />— -- <br /> -recommendations- --r-egarting the--mast--appropriate method of site <br /> utlization. <br /> SITE FACTOR - COMMENT <br /> Topography Elevations on the site range .from 660-670 <br /> (See Exhibit B and feet above mean sea level (M:S.L.) along <br /> Site Analysis Map) the eastern property line to 580-590 feet <br /> along the western property line. This <br /> represents an elevation drop of 80 <br /> feet from east to west. <br /> Y Y Characterizing the site is a pond located <br /> centrally on the tract. Extending from <br /> the west, north and south are drainage <br /> swales which carry surface runoff to the <br /> pond. Slopes along these swales as well <br /> along the westen property line (where <br /> a stream exists) present limitations for <br /> development in that they generally exceed <br /> 10% . Slopes of 5% or less are most <br /> desirable for industrial development, but <br /> 10% has been used as a maximum cutoff <br /> in this report to allow more site <br /> utilization. <br />
