C. Highway 86. <br /> The project is to contain a convenience store/gas station, <br /> car wash, restaurant, and motel . <br /> The Board of Commissioners approved a Planned Development- <br /> Special Use Permit for this site on November 5, 1984. <br /> Although the PD-C-GC4 zoning remains on the property, a <br /> revised site plan was not submitted, and a Special Use <br /> Permit was not issued. The approval thus became void, <br /> requiring a new approval in order to develop the site. <br /> The property is currently zoned PD-C-GC4 (Planned <br /> Development-Commercial -General Commercial 4 ) and R-1 (Rural <br /> Residential ) . The property is also located in the Major <br /> Transportation Corridor (MTC) adjacent to 1 -85. It is <br /> designated in the Orange County Land Use Plan, Central <br /> Orange Area Study as 10 Year Transition and Commercial - <br /> Industrial Transition Node. These designations are placed <br /> on land that is in areas that are in the process of changing <br /> from rural to urban and are appropriate for retail and other <br />
