S. Highway 70 and on the north side of <br /> Southern Railway. This 3. 43 acre parcel is approximately <br /> 860 feet east of the intersection of Frazier Road ( SR 1310 ) <br /> and U . S. Highway 70. It is referenced on Tax Map 28 as Lot <br /> 211 . <br /> The Land Use Plan designation is Commercial - Industrial Ten- <br /> Year Transition . The current zoning of the property is <br /> Residential -1 with an overlay district of Protected <br /> Watershed II in the Seven Mile Creek Watershed. Adjacent <br /> land uses include the railroad, utilities, and industry. <br /> The request has been made for rezoning to Community <br /> Commercial - III . <br /> RECOMMENDATION : The Planning Staff recommends against rezoning of the <br /> property from Residential -1 to Community Commercial -3. <br /> \RULER L A A <br /> R <br /> The property is located in a Protected Watershed II overlay <br /> district and is proposed for non-residential use.
