The total <br /> acreage of the tract is 17 . 31 acres . The Joint <br /> Planning Area Land Use Plan designation is Rural <br /> Residential . The zoning is Rural Buffer. In 1986, the <br /> traffic count for Mt. Sinai Road was 600 . <br /> The applicant proposes to combine 11 . 63 acres with the <br /> adjacent parcel to the east. The remaining lot <br /> consists of 5 . 68 acres with access to the state road <br /> and includes an existing house. Lot B will not get its <br /> access from the existing right of way on Thomasina <br /> Road. <br /> Mary Anne Black, Recreation and Parks Director, <br /> recommends that payment in lieu of dedication of <br /> recreation/open space be submitted in the amount of <br /> $89 . <br /> On August 15, the Planning Board recommended approval <br /> of the preliminary plan for the Thomasina Hill <br /> Subdivision and Recombination with the following <br /> conditions : <br /> 1 .
