Seconded by <br /> Taylor. <br /> VOTE: Unanimous . <br /> I> (3) Ram' s Woods <br /> (5 Lots - Chapel Hill Township) <br /> Presentation by Emily Crudup. <br /> This subdivision was given preliminary approval <br /> on October 5, 1987 as a 7-lot cluster with a <br /> public road. The applicants have redesigned <br /> Ram' s Woods with five lots on a private road. <br /> The property is located at the end of Crossroads <br /> Church Cemetery Road (SR 1131) in the northwest <br /> corner of Chapel Hill Township. The total <br /> acreage of the tract is 15 .00 acres. Five (5) <br /> lots are proposed that average 2 .76 acres in <br /> size. These lots will be served by individual <br /> wells and septic tanks. The property is <br /> zoned Residential-1 and designated as Rural <br /> Residential on the Land Use Plan. <br /> III <br /> Attached is a private road justification for a <br /> Class A private road to access the five lots . <br /> It states that the rural character of the area <br /> will be preserved by including: <br /> 1. Larger lots than are required. <br /> 2 . Larger setbacks than required. <br /> 3. Restrictive covenants to prohibit further <br /> subdivision. <br /> All applicable agencies have reviewed the <br /> preliminary plan for Ram' s Woods. The NC <br /> Department of Transportation recommends that <br /> Ram' s Way be approved as a private road rather <br /> than an extension of Cross Roads Church Cemetery <br /> Road. <br /> The Planning Staff recommends approval of the <br /> preliminary plan for Ram' s Woods with a Class A <br /> private road and the following conditions: <br /> 1 . Submit restrictive covenants which prohibit 41 further subdivision for review and app <br /> by the County Attorney. <br />
