8 <br /> 4. Recreation/Open Areas 0 <br /> No common recreational or open space areas are planned. The <br /> subdivision will maintain a wooded character. <br /> 5. Other Design Features <br /> Three of the five lots are four times larger than required. A fourth <br /> lot is 75 percent larger than required. The fifth lot is 10 percent <br /> larger than required. <br /> A drainage plan including a drainage easement will assure storm water <br /> runoff that does not polute water supplies or waste water provisions. The <br /> drainage easement is shown on the plat; it runs in a northeast direction <br /> through lots three and four. The drainage provisions will reduce the <br /> amount of impervious surface and prevent the polution of water supply <br /> reservoirs. <br /> There are no streams in or near the subdivision so stream buffers are <br /> unnecessary. <br /> 6. Other Factors <br /> All lots in the subdivision will be guaranteed access to the private <br /> road. <br /> Private road design features will exceed county requirements. <br /> According to Orange County Private Road Standards a Class B road is <br /> required for a five lot subdivision. Even though the proposed subdivision <br /> includes only five lots a Class A road will serve the subdivision.
