The total acreage of the tract is 10 . 16 acres . <br /> The applicant proposes to create two lots, 5 . 17 and <br /> 4. 74 acres in size. The property is zoned Rural <br /> Buffer. The Joint Planning Area Land Use Plan designa- <br /> tion is Rural Residential. In 1986, Mt. Sinai Road had <br /> a traffic count of 600 trips per day. <br /> Lot 1 has an existing residence, septic tank, and <br /> well, and has access to the state road. Lot 2 will <br /> have access to Sunny Ridge Road, an existing private <br /> road. The private road currently meets Class A <br /> standards, serves three lots, and is covered by a <br /> recorded Road Maintenance Agreement. <br /> The applicant has submitted a private road justifica- <br /> tion which is included in the attachments. In addition <br /> to the justification, the Staff has noted that the <br /> lots being created are larger than the minimum <br /> • required, and an exceptional view is maintained by the <br /> rural character of the road and surrounding lots. <br /> Mary Anne Black, Recreation and Parks Director, <br /> recommends payment in lieu of dedication of <br /> recreation/open space in the amount of $360 . <br />
