Crudup responded <br /> that NCDOT had indicated alignment would a <br /> problem if extension of Ram's Way was considered <br /> and it was NCDOT's recommendation that Ram's Way <br /> remain a private road. <br /> Collins responded that the existing pattern of <br /> public roads in this area was adequate, and that <br /> another collector road to Ode Turner Road was <br /> not warranted. <br /> MOTION: Best moved approval with conditions as <br /> recommended by Planning Staff. The total acreage of the tract is 17 .31 <br /> acres. The Joint Planning Area Land Use Plan <br /> designation is Rural Residential. The zoning is <br /> Rural Buffer. In 1986, the traffic count for Mt. <br /> Sinai Road was 600. <br /> The applicant proposes to combine 11. 63 acres <br /> with the adjacent parcel to the east. The <br /> remaining lot consists of 5. 68 acres with access <br /> to the state road and includes an existing <br /> house. Lot B will not get its access from the <br /> existing right of way on Thomasina Road. <br />' Mary Anne Black, Recreation and Parks Director, <br /> recommends that payment in lieu of dedication of <br /> recreation/open space be submitted in the amount <br /> of $89 . <br />
