083 <br /> J <br /> D) The owners of the lots at Setter Run Subdivision will belong to <br /> a Homeowners Association which will collect annual fees for maintanence <br /> of the private road. Richard Bingham has been contacted and will act as <br /> attorney to draw up such documents as are necessary to assure maintanence <br /> of this private road. The individual owners of the lots will understand <br /> the nature and purpose of the private road. They will understand that <br /> the road can not be extended and that it will not be upgraded at a future <br /> date for dedication for public use. These conditions will become part <br /> of the road maintanence agreement to be reviewed and signed by each <br /> owner at the time of purchase of the property. <br /> E)" A natural bridle trial running along the two sides and back boundry <br /> of the subdivision will be preserved by restrictive covenants so that <br /> the residents may enjoy the abundant wildlife (deer, wild turkeys, quail, <br /> rabbits and squirrels) and the natural beauty of the area. Large lot <br /> size and setbacks will ensure the preservation of as much of the existing <br /> habitat as possible. <br /> F) Due to economic reasons, if required to pave the subdivision road <br /> the owners would have to decrease individual lot size and increase the <br /> total number of lots in the subdivision.
