ti <br /> 018 • <br /> personal injury, death or property damage with respect <br /> to the Leased Premises to the extent allowed .by law. <br /> 10. Insurance. <br /> The Town shall provide all risks of physical loss or <br /> damage insurance coverage to the leased premises. <br /> Contents of the leased premises will be insured by the <br /> State of North Carolina. <br /> If the said premises be destroyed by fire or other <br /> casualty, without fault of the Lessee, this lease shall <br /> immediately terminate and the rent shall be apportioned <br /> to the time of the damage. In case of partial destruc- <br /> tion or damage by fire or other casualty without fault <br /> of the Lessee, so as to render the premises <br /> untenantable in whole or in part, there shall be an <br /> apportionment of the rent until the damage has been <br /> repaired. During such period of repair, Lessee shall <br /> have the, right to obtain similar office space at the <br /> expense of Lessee or the Lessee may terminate the lease <br /> by giving fifteen (15) days written notice to the <br /> Lessor. <br /> The County shall provide at its expense liability <br /> insurance, naming the Town as an additional insured, <br /> covering its activities at the Department of Housing <br /> and Community Development Administration Building in <br /> limits as follows: <br /> a. Worker' s Compensation: If user falls under the <br /> State of N.C. workers ' compensation law, coverage <br /> shall be provided for all employees. The coverage <br /> shall be statutory limits in compliance with the <br /> �— applicable state and federal laws. <br /> b. Comprehensive General Liability: Coverage shall be <br /> per occurrence combined single limit for bodily <br /> injury and property damage liability including <br /> premises and operations, coverage limit to be <br /> $1, 000 ,000. <br /> Copies of such insurance policies shall be provided to <br /> the Town' s Purchasin g _ Agent. . Said insurance shall <br /> provide that the Town, shall be given at least 30 days <br /> prior written notice before the policy may be altered, <br /> amended, cancelled or terminated or allowed to lapse. <br /> 11. • Waiver of Subrogation <br /> The Town agrees to maintain fire, extended coverage, <br /> and vandalism and malicious mischief insurance on the <br /> building and on personal property of the Town contained <br />
