155 <br /> PROPOSED ORDINANCE AMENDMENT <br /> ORDINANCE: SUBDIVISION REGULATIONS <br /> REFERENCE: SECTION IV-B-5 LOT LAYOUT <br /> ORIGIN OF AMENDMENT: _x� Staff Planning Board <br /> BOCC Public <br /> Other : <br /> STAFF PRIORITY RECOMMENDATION: High Middle xLow <br /> Comment: <br /> EXPECTED PUBLIC HEARING DATE: February 22, 1988 <br /> PURPOSE OF AMENDMENT: To add to the first paragraph of <br /> Section IV-B-5 of the Subdivision <br /> Regulations and also to add a whole <br /> new section addressing lot layout in <br /> relation to flag lots. Flag lots are <br /> irregularly shaped lots where the <br /> buildable area of the lot is <br /> connected to the street by a smaller <br /> narrower portion of the lot. This <br /> narrower portion extends as an arm of <br /> the lot to the street, thus the name . <br /> "flag lot" . This proposed amendment <br /> will identify various places and <br /> types of flag lots that will be <br /> allowed. <br /> IMPACTS/ISSUES: The Zoning Ordinance establishes minimum <br /> lot width/frontage requirements in zoned <br /> townships which prevent flag lots. In <br /> unzoned townships, however, the minimum lot <br /> frontage requirement is only 20 feet. Thus, <br /> flag lots result. Such lots provide <br /> limited access and prevent future right-of- <br /> way extension. The proposed guidelines or <br /> standards will prohibit flag lots except in <br /> certain situations where topography, soil <br /> conditions, lot configuration or access <br /> impose hardships in providing suitable <br /> building sites. <br /> EXISTING ORDINANCE PROVISIONS: <br /> IV-B-5 . LOT LAYOUT <br /> IV-B-5-a. The shape and orientation of lots shall be <br /> appropriate to the location of the <br /> subdivision and the development intended. <br />
