Considering <br /> the narrow width of the lot (about 150') and the topography (the lot slopes steeply <br /> down from West to East with a small creek on the East property line) , we feelthat <br /> we cannot grant more than a 30 foot wide easement without destroying our only chance <br /> for a building site.
