The total acreage proposing to be divided <br /> is 31.86 acres. Eight lots are proposed with each lot <br /> having State road frontage. Lot sizes range from 2.5 acres <br /> to 6 .86 acres with 3 .98 acres being the average lot size. <br /> The property is zoned Rural Buffer (RB) with a Protected <br /> Watershed (PW-II) overlay. It is located in the University <br /> Lake Watershed and is designated Rural Residential and <br /> Resource Conservation in the Joint Planning Area Land Use <br /> Plan. <br /> All agencies have reviewed the preliminary plan for the <br /> Albert Reaves Estate. Carrboro had the following comments: <br /> 1. Perc test locations must be indicated on each lot. <br /> 2. Any proposed drainage facilities with corresponding <br /> hydrologic calculations should be indicated. <br /> 3 . Driveway cuts onto the existing road are needed. <br /> 4 . Existing and proposed clearing limit lines for proposed <br /> houses would be needed on each lot. <br /> Under Carrboro' s Land Development Ordinance, a subdivision <br />
