L) <br /> Mr. Barry Jacobs, Chairman <br /> Orange County Planning Board <br /> Dear Mr. Jacobs, <br /> I would like to take this opportunity to present our views on why Cheyenne <br /> Drive should remain as it is and not be upgraded. This area is located in <br /> the rural buffer. The lots are large and the restrictive covenants call for <br /> a two acre minimum lot size. The area of Cheyenne Drive is wooded and fits <br /> the definition of a rural buffer. The lots are large and private. Cheyenne <br /> Drive cannot be extended much because it would run into the 1-40 corridor. <br /> Therefore this area will remain a low density with low use on Cheyenne Drive. <br /> In the minutes of the Orange County Commissioners on 5/20/86 a subdivision <br /> of a lot was approved. This is very similar to our proposal. At that time <br /> no improvements to the road were required. Also Cheyenne Drive was defined <br /> as a pre-existing "public" road. While the residents are aware of this status, <br /> they maintain the road so it is not a burden on any public agency. <br /> Presently six (6) families use Cheyenne Drive. With approval of this <br /> subdivision and all possible lots using Cheyenne Drive for access, the <br /> maximum number would be eleven (11). Please note that according to Plat Book <br /> 40, Page 101; Acres of New Hope Subdivision must access from Seminole Trail. <br /> Our feeling is that the proposed density of use on Cheyenne Drive is low <br /> enough that the current drive adequately serves the needs of the present and <br /> future residents. <br /> Cheyenne Drive is likely to remain at this low density for a long time. <br /> The owners of the 13.23 acre lot have no plans for subdivision and are assuming <br /> that Cheyenne Drive will retain its rural character. We feel that approval <br /> of this subdivision of one lot would have very little effect on the nature <br /> of use and density on Cheyenne Drive. Further we feel that our proposal <br /> would not change the character of this area and would be true to the rural <br /> buffer. We would like to see the Orange County Planning Board approve this <br /> subdivision as we have proposed. <br /> Sincerely, <br /> James Mark Vine <br /> Shannon Julian <br />
