The <br /> total acreage of the tract is 21 acres. Nine (9) lots are <br /> proposed which average 2 .3 acres in size. <br /> The tract is zoned Residential -1 with overlay zoning <br /> districts of Protected Watershed II and Water Quality <br /> Critical Area ( Seven Mile Creek ) . The Land Use Plan <br /> designation is Rural Residential with a portion in the Water <br /> Supply Watershed . Adjacent land uses are residential . The <br /> property is bordered on the east by Rocky Run Creek . <br /> All applicable agencies have reviewed the preliminary plan . <br /> On February 15, the Planning Board recommended approval of <br /> the preliminary plan for Rocky Run with the following <br /> conditions: <br /> 1 . Indicate how the maximum stream buffer ( 1501 ) would <br /> affect lots #6 and #9 as measured from the flood plain <br /> on Rocky Run . <br /> 2 . Indicate joint driveways for lots 1 and 3A, 2 and 4, 6 <br /> and 7, and lots 8 and 9. <br />
