Y plan for St. Thomas Woods <br /> BACKGROUND: The 59.24 acre tract is located in Eno Township on the west <br /> side of Pleasant Green Road ( SR 1567) north of Cole Mill <br /> Road ( SR 1569) . The property is zoned Agricultural Residen- <br /> tial (A-R) and designated the same in the Land Use Plan . <br /> Adjacent land uses include undeveloped property to the east, <br /> west and south, and Deerwood subdivision to the north . <br /> The applicant is proposing thirty-six (36) lots to be served <br /> by public roads. The smallest lot proposed is one acre, and <br /> the largest lot is 3 .44 acres. The average lot size is 1 .45 <br /> acres. All lots are proposed to be served by individual <br /> wells and septic tanks. <br /> All agencies have reviewed the preliminary plan for St. <br /> Thomas Woods. The Health Department has approved all lots <br /> except 6 and 11 . The two lots must be combined with other <br /> lots resulting in a total of 34 lots. <br /> The North Carolina Department of Transportation included <br /> three conditions in their comments: <br /> 1 . An additional ten ( 10) feet of right-of-way will be <br /> required in lieu of the proposed five (5 ) feet to <br /> accommodate future turn lanes, if warranted by future <br /> development. <br />
