•
PP g 8
1 . Indicate on the preliminary plan primary and
backup areas for nitrification fields as
approved by the Orange County Health
Department.
Crudup added the following condition:
2 . Indicate how the maximum stream buffer ( 150 ' )
would affect Lots #6 and #9 as measured from
the floodplain on Rocky Run .
Jacobs asked for a description of the stretch of
road from the curve across Lots #3A, #2 and #4.
Crudup responded that the drainage and erosion
problems are bad . Jacobs asked about visibility
and Crudup responded that visibility was not good
but that traffic must slow down in order to
negotiate the sharp curve. Jacobs indicated he
felt this was a perfect place for the use of common
driveways for lots 6 & 7 , 8 & 9, 1 & 3A and 2 & 4 .
Best asked why a 60 ' right-of-way is indicated
rather than 50 ' . Collins responded that the
applicant had indicated a 60 / right-of-way on the
plat and that was accepted by NCDOT. Cindy Nelson,
surveyor, noted that the existing rights-of-way
along Moorefield Road are all 60 ' . To cut the
right-of-way to 50 / would shift the 10 ' differemce
all to one side of the road . Ms . Nelson noted that
those adjoining properties, Vanessa Streeter and
Friends Drive easement are both 60 ' rights-of-way
and the desire is to be consistent with existing
rights-of-way.
MOTION: Yuhasz moved approval with two conditions:
1 ) Indicate how the maximum stream buffer ( 150 ' )
would affect Lots #6 and #9 as measured from
the floodplain on Rocky Run .
2) Joint driveways for Lots #6 & #7, Lots #1 &
#3a, Lots #8 & #9 and Lots #2 & #4 .
Seconded by Eddleman .
VOTE: 7 in favor.
1 opposed (Bilbro - felt the condition regarding
preliminary and secondary nitrification fields on
the plan should be retained ) .
(4 ) JAMES MARK VINE
(2 lots - Chapel Hill Township)
Consideration of the preliminary plan for the
subdivision of the James Mark Vine property.
