The lot is to <br /> be 1 . 3 acres in size and located west of the <br /> intersection. The remainder of the tract is on <br /> the east side of the intersection. The <br /> property is designated Agricultural Residential <br /> (A-R) in the Orange County Land Use Plan. <br /> All applicable agencies have reviewed the <br /> preliminary plan. <br /> The Planning Staff recommends approval of the <br /> preliminary plan. <br /> MOTION: Yuhasz moved approval . Seconded by Eddleman. <br /> VOTE: Unanimous. <br /> (4) Dark Hills <br /> ( 13 lots - Cedar Grove Township) <br /> Presentation by Eddie Kirk. <br /> The property is located in Cedar Grove Township <br /> on Carr Store Road ( SR 1352) . The total <br /> acreage of the tract is 136 .25 acres, with 13 <br /> acres proposed for division. The developer is <br /> proposing thirteen ( 13) lots with all lots <br /> being one ( 1 ) acre in size. Each lot is to <br /> have frontage on Carr Store Road with Joint <br /> driveways for lots 2-13. The property is not <br /> zoned and is designated Agricultural <br /> D Residential and Water Supply Watershed in the <br /> Land Use Plan. _ - <br /> All agencies have reviewed the preliminary <br /> plan. The County Attorney suggested that Staff <br /> consider a marginal access street to serve the <br /> lots. Due to the minimum amount of traffic on <br /> Carr Store Road ( 1985 traffic count of 700) and <br /> the fact that the developer is proposing -Joint <br /> driveways, the Planning Staff does not feel . - <br /> that a marginal access street is needed. The <br /> Staff - did have a concern about- the proximity of <br /> a 60-foot proposed road to NC 86. NCDOT <br /> inspected the site and commented that._:the-- <br /> proposed road should be moved further away-from <br /> NC 86 and placed between lots 3 and 4. <br /> The Planning Staff recommends approval subject , <br /> to the following conditions: - --- <br /> ( 1 ) that the proposed 60-foot road be relocated <br /> and placed between lots 3 and 4. <br /> (2) that the developer choose evergreen alter- <br />
