Piney Mountain is located on the north side of <br /> Mount Sinai Road ( SR 1718) south of Duke Forest and adjacent <br /> to Mount Sinai Baptist Church. In accordance with Section <br /> IV-B-7-1) of the Subdivision Regulations, the preliminary <br /> plan included the dedication of approximately 14 acres on <br /> the east side of Piney Mountain Creek. This portion of <br /> Piney Mountain Creek had been approved as part of the system <br /> of parks and greenways included in the Joint Planning Area <br /> Land Use Plan. <br /> The Planning Board approved the final plat for the first <br /> phase of Piney Mountain on January 25, 1988. The applicant <br /> has submitted a deed for 2.3 acres of the 14 acres shown on <br /> the preliminary plan. A deed has been approved by the <br /> County Attorney and will be recorded with the final plat for <br /> Phase One of Piney Mountain. The remainder of the 14 acres <br /> will be dedicated to Orange County with the final plat <br /> application of Piney Mountain Phase II . <br /> RECOMMENDATION: The Administration recommends acceptance of 2.3 acres <br /> dedicated to Orange County for recreation/open space. <br /> abstracts: acceptance <br />
