' 111 <br /> Chestnut Oaks Sub i ivision <br /> Habitat for Humanity of Orange County <br /> Site Analysis -- December 23. 1987 <br /> The site is covered primarily by a mature oak-hickory forest,especially on the <br /> portion to the west of the unnamed intermittent stream that flows north-south dividing <br /> the site. A portion of the eastern portion of the site is covered with grasses,a remnant <br /> of recent past farming on the site. The tree line is Shown on the site plan. <br /> The topology of the site is gently rolling. Stme localized slopes over 15 degrees <br /> exist in the vicinity of the intermittent stream. Mot of these slopes are located in the <br /> area designated as open space,although the rear of�lots #24, #25,and #26 have slopes <br /> over 15 degrees. Habitat for Humanity, Inc.will not locate buildings on those portions <br /> of the lots with slopes greater than 15 percent. Only minor disturbances to the slopes <br /> for the one roadway crossing and one pedestrian trail crossing are planned. Five foot <br /> contour lines are shown on the site plan. Soils are being analyzed by the County <br /> sanitarian for their ability to support individual wastewater treatment systems, <br /> Drainage patterns generally flow in an east;west direction toward the <br /> intermittent stream. The stream flows from a pond located on property to the north of <br /> the Chestnut.Oaks site. A high point of the property is located on the western portion of <br /> the site;thus,some drainage would be toward the west and north site boundaries. <br /> Drainage patterns are evident from the contour lines on the site plan. In addition, <br /> preliminary culvert locations to carry drainage beneath roadways are indicated on the <br /> plan. Culvert sizing and design, being prepared by Habitat for Humanity's engineer. <br /> will be in accordance with County requirements. <br /> The accompanying subdivision plat-preliminary provides further site <br /> information. In addition,Exhibit A attached to this site analysis includes data on <br /> roadway curves. <br /> Cluster Development Application Requirements <br /> (Subdivision Regulations Section IV-B-10-f) <br /> a. This application is for a Cluster Development Sub ivision -Preliminary Plan. <br /> b. The 68-acre project site's underlying zoning is for one dwelling unit per two acres. <br /> The principal difference between the proposed plan and a standard two-acre <br /> subdivision plan is that the applicant proposes to locate 31 homesites of 1 acre (43.560 <br /> square feet)or more on the site. By clustering homes on smaller-than-standard lots in <br /> two locations-- to the east of the intermittent stream and near the rear of the site to the <br /> west of the stream--the applicant is able to provide more open space and greater <br /> stream setbacks than are required by County regulations or would be possible with two- <br /> acre homesites. The clustering will not increase the number of dwelling units that <br /> could otherwise be located on the site. Clustering sh 4uld reduce the amount of <br /> impervious surfaces that would occur with a standarc subdivision, by reducing the <br /> amount of roadway pavement necessary to serve the wellings. <br />
