Collins responded <br /> in general , no and referenced the County <br /> Attorney' s letter as follows : <br /> In making that determination the County should <br /> be looking for subdivisions which, among other <br /> things, "preserve a natural area through deed <br /> restrictions and special design features. " To <br /> satisfy that requirement, a developer could <br /> propose a private road subdivision with <br /> restrictive covenants which both limit lot size <br /> and prohibit future subdivision of the lots. <br /> Collins continued that the condition for private <br /> roads is the best way at this time to prevent <br /> further subdivision. <br /> Jacobs continued asking about the reference to <br /> Lot #2 as a flag lot in the Planning Board <br /> minutes of April 16, 1984. Collins responded <br /> that flag lots are currently restricted under <br /> the ordinance. He indicated the only areas <br /> likely to have flag lots are the two northern <br /> townships where the minimum frontage requirement <br /> is twenty feet. He indicated that the proposals <br /> to the Ordinance Review Committee are to allow <br /> flag lots where property constraints are such <br /> that a flag lot would be the only way for access <br /> to a buildable area of the lot. <br /> MOTION: Margison moved approval with the Staff <br /> condition. Seconded by Eddleman. <br /> Best asked about the location of the driveway. <br /> Kirk demonstrated the location of the driveway <br /> on the plat. <br /> Pilkey commented that the proximity to other <br /> jurisdictions and consistency of regulations <br /> needed to be addressed. <br /> VOTE: Unanimous. <br />
