P <br /> Q5b _ a,Qe 3 <br /> Motion was amended to read with the staff recommendation that all <br /> setbacks be indicated on the plat. <br /> VOTE: Unanimous. <br /> AGENDA ITEM 46: Deerfield Subdivision Phase Two <br /> The purpose of this agenda item is to consider approval for the <br /> Final Plat for Deerfield Subdivision Phase Two. <br /> Presentation by Kirk. <br /> Property is located In Chapel Hill Township off Ridgewood Road. <br /> There are two lots proposed with the road presently constructed <br /> to Department of Transportation standards. The proposed lot <br /> sizes of 2.00 and 2.01 acres meet the minimum standards of the <br /> Zoning Ordinance and Subdivision Regulations. This tract is <br /> designated Rural Buffer and Water Supply Watershed in the Land <br /> Use Plan. It is also in the University Lake Watershed. <br /> The fire district for this area is South Orange with the Fire <br /> Department located in Carrboro on Roberson Street. <br /> An impervious ratio of 6% applies and has been shown for both <br /> lots on the plat. Lot 23 has an impervious surface limitation <br /> of 5,253 sq. ft while that of Lot 25 is 5,227 sq. ft. <br /> Development of these two lots with the existing road constructed <br /> to state standards and the lot sizes proposed would have minimal <br /> impact on this residential area. <br /> A two-lot subdivision is exempt from the Soil Erosion and Sedi - <br /> mentation Ordinance requirements for University Lake Watershed. <br /> Section 9 (a) (3) states that only single family detached resi- <br /> dential developments where more than 3 lots are to be created are <br /> subject to stormwater management practices. <br /> The Planning Staff recommends approval subject to denoting the <br /> required 40 foot front building setback line on the plat. Staff <br /> clarified that all setbacks are to be on plat. <br /> MOTION: Walters moved for approval with staff recommendation. Seconded by <br /> Pearson. <br /> Shanklin inquired if the road name Deerfield Trail had been approved <br /> and Kirk responded yes. <br /> VOTE: Unanimous. <br /> AGENDA ITEM #4c: Final Plat of Alexander Woods Section II <br /> The purpose of this agenda item is to consider approval of the <br /> final plat of Alexander Woods Section I1 . <br />
