Page 2 <br /> 05`t Presented by Eddie Kirk. <br /> The property in question is located in Chapel Hill Township on Jones <br /> Ferry Road (SR 1942) . It is known as lot 21 of Tax Map 116. The t: t <br /> is designated as Rural Buffer and Water Supply Watershed in the Lanc <br /> Use Plan and is currently zoned AR-Agricultural Residential. <br /> There are 14 lots proposed in Phase I comprising a total of 49.42 acres. <br /> The maximum lot size is 5.97 acres, while the minimum lot size is 2. 13 <br /> acres. The average for all lots is 3. 53 acres. All lots are sub- <br /> stantially the same as shown on the Preliminary Plat. <br /> The property in question is located in University Lake Watershed <br /> and a maximum impervious surface ratio of 6% applies to each lot. <br /> The application of this ratio is shown on the plats and on the <br /> acompanying sheet. <br /> Water supply would be provided by individual wells. Sewage disposal <br /> would be accomplished by septic tanks and nitrification fields. No <br /> street improvements are proposed in Phase I . <br /> The Preliminary Plat for this subdivision was approved by the Planning <br /> Board on April 16, 1984, and by the Board of Commissioners on <br /> June 2, 1984. <br /> A Stormwater Management Report for Site of John Hackney Heirs <br /> Subdivision was submitted at the time of consideration of the <br /> Preliminary Plat (See 4/16/84 agenda packet) . That report called <br /> for the construction of a stormwater detention for lots in Phase II .. 1 <br /> Stormwater detention for lots in Phase I would be handled on a case- <br /> by-case basis by the Erosion Control Officer. Specific methods <br /> utilized would incorporate limitations on impervious surfaces, <br /> stream buffers, sheet flow, and infiltration. This method is to <br /> be used to reduce the amount of land disturbance on individual lots. <br /> The Planning Staff recommends approval of Phase I Lake Woods <br /> Subdivision subject to denoting required 40 foot building setback <br /> line on plats. <br /> Pearson inquired why the setback was required on the plat. Collins <br /> responded it was a new policy. Pearson noted that it needed to be <br /> stated "front" setback. <br /> Wilson inquired if The Health Department had approved the lot near <br /> the watershed and Kirk responded no. Wilson also inquired what <br /> school district the lot was in and Kirk responded Chapel Hill . <br /> MOTION: Pearson moved approval . Seconded by Shanklin. <br /> Pearson noted all setbacks were specified in the Ordinance and, <br /> if they were shown on the plats, the plats were going to be covered <br /> up with information. Collins responded he felt the setbacks could <br /> be indicated on the plats without any problem. Pearson further <br /> noted that it should be all setbacks rather than just the front <br /> setback. Collins agreed. <br />
