The final plat for Phase I of <br /> Lake Woods Subdivision was approved by the Planning Board on <br /> July 16 , 1984 . There is no reference to any approval being <br /> based on a condition that the restrictive covenants limit <br /> the lot size to a certain area or to preventing further <br /> subdivision of the property. The deed restrictions do limit <br /> subdivision of the lots to not less than two acres in size. <br /> The County Attorney has provided information regarding the <br /> relationship between restrictive covenants and subdivision <br /> review and approval . ( See County Attorney 1/4/88 Letter. ) <br /> At its January 18, 1988 meeting, the Planning Board <br /> recommended approval of the preliminary plat subject to the <br /> following condition : <br /> 1 . Label the recreation area as dedicated to Orange County <br /> for public recreation and park/open space purposes. <br /> RECOMMENDATION: The Administration recommends approval of the preliminary <br /> plat subject to the following conditions: <br /> 1 . Label the property to be dedicated to Orange County for <br /> public recreation/open space purposes as "Property of <br /> Orange County". <br /> 2. Approval of a deed dedicating the property for public <br /> recreation/open space purposes to Orange County. <br />
