n aIfIf <br /> 12 4 <br /> This item was continued from the December 21 , <br /> 1987 Planning Board meeting. <br /> Recent complaints concerning the operation of <br /> home occupations resulted in Ordinance Review <br /> Committee recommendations for strengthening the <br /> ordinance provisions. The recommendations <br /> include the following : <br /> 1 . In all residential zoning districts except <br /> RB, AR and R-1 , add a provision limiting <br /> traffic generation by a home occupation and <br /> requiring off-street parking other than in a <br /> required yard area. <br /> 2. In RB, AR and R-1 zoning districts where the <br /> minimum lot size Is 200,000 sq. ft. or less, <br /> add the following : <br /> a. Limitations on the size of a detached <br /> accessory structure in which a home <br /> occupation is conducted to 1 , 000 sq. ft. <br /> b . A requirement that the accessory structure <br /> as well as off-street parking be screened <br /> by means of an evergreen hedge or a <br /> combination of a stockade fence and <br /> deciduous plant materials. <br /> c. Limitations on the effects of odor and <br /> electrical interference on adjoining <br /> properties. <br /> d. A requirement that outside storage of <br /> materials must be screened and the storage <br /> area limited to 500 sq. ft. <br /> e. Limitations on traffic and off-street <br /> parking as described in #1 above. <br /> 3 . In RB, AR and R-1 zoning districts where the <br /> minimum lot size is over 200, 000 sq. ft. , add <br /> the following: <br /> a. A requirement concerning screening as <br /> described in #2-b above. <br /> b . Limitations on the effects of odor or <br /> electrical interferenece on adjoining <br /> properties. <br /> In addition to the above, provisions are recom- <br /> mended which describe the permit approval <br /> procedures. <br /> Comments were received at the public hearing <br /> which indicated that the proposed amendments <br /> were not stringent enough.
