007 3 <br /> 16. Payment- in- lieu of dedication of recreation/open space must be <br /> submitted in the amount of $983. 00. The exact nature of the <br /> recreation activities must be denoted on the plan, including the <br /> location and type of exercise stations and the potential use of <br /> the open play area. All recreation facilities shall be constructed <br /> as shown on the approved plan. <br /> 17 . The 12-foot utility easement must be labeled as a utility and <br /> pedestrian access easement. Pedestrian crosswalks must also be <br /> provided where the jogging trail intersects McLennan ' s Farm Road. <br /> 18. All electricity, telephone and cable television (CATV franchised <br /> by Orange County to serve the development) utilities shall be <br /> installed underground. All necessary easements to permit said <br /> utility installation, servicing and hook-up to the development and <br /> to each unit within the development shall be provided at no cost <br /> to the utility. <br /> 19. Provide a legal description of the property to the Planning <br /> Department to complete the application. <br /> 20. All signs shall be erected in compliance with Articles 9 ( Signs) <br /> and 7. 14 (PD-H) of the Orange County Zoning Ordinance following <br /> issuance of required sign permits. No sign may be erected in the <br /> sight triangles for the entranceways to the development. <br /> 21 . A final boundary survey of the Planned Development and <br /> improvements shall be recorded by the developer. <br /> 22. The final site plan and narrative of the project, incorporating <br /> all changes, deletions and additions through the final approval of <br /> the project, are to be incorporated herein and made a part of this <br /> Planned Development Special Use Permit. Copies of the final site <br /> plan and narrative are to remain on file with the Orange County <br /> Planning Department. Any applicable permits, upon application, <br /> will be issued after approval and recordation of the Special Use <br /> Permit. <br /> 23 . The development shall be built and operated according to the site <br /> plan and written narrative supplied by the developer and in <br /> compliance with the above conditions. <br /> 24. If any of the above conditions is held invalid, the special use <br /> permit shall become null and void. <br />
