006 <br /> 2 <br /> repair area to limit access and prevent compaction of soils. <br /> The location of the nitrification field with respect to the <br /> intermittent stream shall be denoted on the plan. <br /> 5. Documents pertaining to the creation and operation of a homeowners <br /> association must be submitted to and approved by the County <br /> Attorney. The documents shall identify all improvements which will <br /> owned by and/or will be the responsibility of the homeowners <br /> association to operate and maintain, including the estimated <br /> annual cost for same. <br /> 6 . 30-foot drainage easements must be provided on Lots 10 and 13 <br /> adjacent to the intermittent stream and spring. The water level of <br /> the existing pond on Lot 6 must be designated . <br /> 7 . Tree protection areas must be delineated on the plan as required <br /> by Section IV-B-8-b-1 of the Subdivision Regulations. Proposed <br /> street trees must be located a minimum of 15 feet from the 12-foot <br /> utility easement. <br /> 8. Construction plans for McLennan ' s Farm Road and George Poe Road, <br /> approved by the N. C. Department of Transportation and including <br /> stormwater culvert sizes and hydraulic calculations, must be <br /> submitted to the Planning Department. <br /> 9. Property lines are to follow the sight triangles at Bowden Road <br /> ( SR 1946 ) . <br /> 10. Additional right-of-way is to be dedicated at the entrance island <br /> to accomodate a 6-foot wide shoulder and ditches with a 2: 1 slope. <br /> 11 . Sight triangles are to be dedicated at the intersection of George <br /> Poe Road and McLennan ' s Farm Road. <br /> 12. Access to Lots 8, 9, 10 and 11 is to be limited to George Poe <br /> Road. <br /> 13. If McLennan ' s Farm Road is to be extended, the cul -de-sac right- <br /> of-way must revert to the adjoining property owners. A sign must <br /> be posted at the end of the cul -de-sac indicating possible future <br /> road extension. A notation must be placed on the plan indicating <br /> same. <br /> 14. Grading on the site shall be kept to a minimum, and existing <br /> vegetation shall be retained wherever possible. All plans for <br /> drainage, soil erosion and sedimentation control shall be reviewed <br /> and approved by Orange County prior to the start of any <br /> construction. In addition, Orange County shall inspect the <br /> installation of control devices and the on-going work for the <br /> total project. The project shall at all times meet the <br /> requirements of the Orange County Soil Erosion and Sedimentation <br /> Control Ordinance. <br /> 15. Lot line dimensions must be denoted on the plans. <br />
