Collins, Planning Director <br /> SUBJECT: PD-4-87 McLennan ' s Farm - Town of Carrboro Comments <br /> DATE: December 30, 1987 <br /> COPIES: Albert Kittrell , Interim County Manager <br /> Planning Board <br /> The Town of Carrboro has provided the following courtesy <br /> review comments regarding the proposed planned development. <br /> The comments are based on Carrboro--designated watershed <br /> zoning district requirements. Orange County Planning Staff <br /> comments are shown in ( ) . <br /> 1 . A fifty-foot buffer would be required on either side of <br /> the intermittent streams located on the site. <br /> (According to Orange County standards, stream buffers <br /> are not required along intermittent streams except in <br /> Water Quality Critical Areas. The site is not located in <br /> such an area. ) <br /> 2. Proposed plans for the tract of land to the north would <br /> be required ( i . e. , as a phased development) . <br /> (The applicant has provided a sketch of the proposed <br /> development of the tract to the north. The applicant is <br /> not required, however, to submit plans for the entire <br /> tract. A new application would be required if the tract <br /> to the north were proposed for development. ) <br /> 3. Impervious surface limitations (maximum allowed and <br /> proposed) should be on the plans. <br /> ( Impervious surface limitations have been denoted on the <br /> plans. ) <br /> 4. Trees having a diameter greater than 18" should be <br /> located on landscape plans. <br /> ( Neither the Zoning Ordinance nor the Subdivision <br /> Regulations require that trees with a diameter greater <br /> than 18 inches be located on the plan. ) <br /> 5. The agency or organization which will be responsible for <br /> maintenance of the proposed sewer treatment facilities <br /> should be clearly noted on the plans. <br />
